Templeton Properties is in search of a *dynamic *and *driven property manager* to lead our team through the challenges and rewards of residential property management. This role isn't for the faint-hearted; it requires intense dedication, exceptional leadership abilities, and a keen eye for detail.
As our property manager, you will not only oversee the efficient management of several residential properties but also lead a team of building managers. This entails motivating and guiding your team members, hiring and interviewing new talent, and ensuring that our staff is equipped to deliver top-notch service to our tenants.
*Your responsibilities will encompass:*
* Creating and managing budgets with precision and foresight.
* Employing innovative strategies to attract new tenants, including advertising initiatives, property viewings, and incentivizing referrals.
* Conducting thorough tenant interviews and proficiently handling credit checks.
* Setting and negotiating rental rates, and meticulously enforcing lease agreements.
* Skillfully addressing tenant concerns and conducting comprehensive inspections of vacated units.
* Overseeing repair and maintenance tasks, from contracting work to supervising execution, ensuring high standards are met.
* Efficiently managing rent collection, addressing late payments, and handling operating expenses.
* Maintaining meticulous records of income, expenses, leases, complaints, and maintenance activities.
* Crafting insightful reports on property financial performance, providing valuable insights for strategic decision-making.
* Managing lease terminations and, when necessary, initiating eviction proceedings.
*Requirements for this role include:*
* Demonstrated experience in property management, showcasing your ability to thrive in a demanding environment.
* A deep understanding of property regulations and a commitment to compliance.
* Proficiency in Gmail, Google Drive, and Buildium (property management software or similar).
* Full-time access to a vehicle is required.
* Strong grasp of marketing principles to drive tenant acquisition and retention.
* Exceptional organizational and time management skills, allowing you to juggle multiple responsibilities seamlessly.
* Outstanding communication and negotiation abilities, essential for effective tenant relations and team leadership.
* Dedication to providing excellent customer service, ensuring tenant satisfaction.
