Responsibilities:
As a *Commercial Property Manager* with Equium, you will be responsible to maintain a high standard of comfort level for all clients and building tenants while carrying out the following summary of duties:
* Manage all aspects of the day-to-day operations of your portfolio and liaise with tenants on property management issues;
* Oversee administration and security teams? members, including prioritization, directing activities, establishing goals and objectives, performance evaluation and communicating operational vision;
* Prepare, monitor, and report on all property expense schedules/budgets and related to achieve Net Operating Income (NOI) goals for all assigned properties;
* Prepare strategic analysis of properties considering financial indicators, market analysis and long-term project plans;
* Ensure effective marketing and promotional activities are executed in properties where applicable;
* Develop and maintain preventative and corrective maintenance schedules and oversees maintenance activities;
* Perform Annual Building Inspection (ABI) activities;
* Manage sub-contractor activities, including preparing tender documents, tender and bid analyses, negotiating the best possible terms, preparing contract documents, and monitoring sub-contractor performance;
* Prepare buildings for BOMA and ICIS submission and awards;
* Maintain strong relationships between internal teams responsible for leasing, construction, legal, lease administration, marketing, property accounting and third-party management.
Qualifications
* Five (5) years plus of experience in commercial property management;
* Valid license with RECA is a must;
* Exceptional communication and interpersonal skills to effectively collaborate with tenants, contractors, administrative reports and accounting teams;
* Sound knowledge of building standards and experience overseeing capital and tenant improvement projects;
* Proficiency in budgeting, monthly variance reporting and lease administration;
* Must have reliable vehicle;
* Experience with MRI / Nexus / Yardi software an asset.

Pay: $100,000.00-$120,000.00 per year
