*Job Overview*
We are seeking a dedicated and detail-oriented Property Manager to oversee the daily operations of our building. The ideal candidate will possess strong organizational skills, excellent customer service abilities, and a solid understanding of property management principles. This role requires effective communication and negotiation skills to maintain positive relationships with tenants, vendors, and stakeholders.
*Duties and Responsibilities:*
*Property Operations & Maintenance:*
* Manage day-to-day operations of assigned properties, ensuring high standards of maintenance and cleanliness.
* Conduct regular inspections to identify maintenance needs and address issues promptly.
* Develop and implement effective property management policies and procedures.
* Maintain properties by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping and snow removal services.
* Secure the property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
* Plan, organize and direct administrative services such as signage, cleaning, maintenance, parking, safety inspections, security and snow removal.
* Oversee the installation, maintenance and repair of real estate infrastructures including machinery, equipment and electrical and mechanical systems.
* Direct the maintenance and repair of an establishment's machinery, equipment and electrical and mechanical systems.
* Develop and implement schedules and procedures for safety inspections and preventive maintenance programs.
* Plan and manage a facility's maintenance budget.
* Administer contracts for the provision of supplies and services.
*Tenant Relations:*
* Build and maintain positive relationships with tenants, addressing concerns and inquiries in a timely manner.
* Facilitate the leasing process, including marketing available units, screening applicants, and executing lease agreements.
* Coordinate move-in and move-out processes, ensuring a seamless experience for tenants.
*Legal Compliance:*
* Ensure all property operations comply with local, provincial, and federal regulations.
* Handle lease enforcement and coordinate eviction processes when necessary.
* Prepare team members to respond in emergency and crisis situations.
*Vendor Management:*
* Collaborate with vendors and contractors to secure maintenance and service agreements.
* Negotiate contracts and oversee service delivery to ensure quality and cost-effectiveness.
*Marketing and Leasing:*
* Develop and implement marketing strategies to attract and retain tenants.
* Organize property showings and open houses, showcasing the property?s unique features.
*HR Administration:*
* Hire and oversee training and supervision of staff.
*Qualifications:*
* Post-secondary education in business administration, property management, or related field.
* 3 - 5 years of experience in commercial property management
* CPM designation is preferred
* Financial skills, such as budgeting, accounting, and analysis.
* Strong understanding of building operations and maintenance systems
* Highly proficient in Microsoft Office
* Ability to communicate effectively with property owners, vendors, and tenants.
* Proven ability to comply with operational policies and procedures, codes, and regulations
* Exceptional organizational, problem-solving, and communication skills
* Strong negotiating and interpersonal skills for handling conflict resolution.
* Sound judgement and decision-making skills.
Job Type: Full-time
Pay: $60,000.00-$80,000.00 per year
